What exactly is the Gables Signature Series?
It is our own line of boutique residential projects in Coral Gables — developed, structured, and placed directly by CPH. Not a fund, not a platform. A specific project with specific units, brought to a small group of accredited investors who trust us. We have done this before. This is the latest edition.
Who can participate?
Accredited investors only — individuals with annual income exceeding $200,000 (or $300,000 jointly) in each of the past two years, or a net worth exceeding $1,000,000 excluding primary residence. Maximum four investors per project. We verify status before sharing any offering materials.
Why only four investors?
Because we work with people, not with crowds. A small group means direct communication, aligned interests, and a deal structure where everyone knows exactly what they own and why. That is the CPH way — and it is not for everyone. If you are looking for a large public fund, we are not the right fit.
Do Pamela & Christoph invest their own money?
Yes. Always. In every single deal. Our capital goes in alongside yours. We do not ask investors to take risks we are not willing to take ourselves.
What return can I expect?
We do not publish return targets publicly — every deal is different and we will not overpromise. The complete financial proforma with projected returns is included in the Private Placement Memorandum, which we share after a short verification call.
