About CPH Investment Group

What is CPH Investment Group Ltd.?

CPH Investment Group Ltd. is a privately held real estate development company registered in The Bahamas and headquartered at Chancery Court, The Mall Drive, Freeport, Grand Bahama. CPH plans, finances and builds its own residential projects — waterfront townhomes, duplexes, villas and holiday homes — in Freeport on Grand Bahama and, through its sister company CPH Invest LLC, in Miami and Coral Gables, Florida. CPH acts as developer and sponsor of these projects.

What does "CPH" stand for?

CPH stands for Christoph Pamela Hospitality, after the two founders Christoph Albeck and Pamela Adam. The name reflects the company's roots in hospitality and its hands-on, owner-led way of working.

When was CPH founded?

CPH was founded in 2001. The company logo carries the line "Since 2001 · Leading you home". Since 2020 the founders have been based on Grand Bahama, where CPH acquired its first Freeport lots in 2021.

Who is behind CPH Investment Group?

CPH is led by its founders and directors Christoph Albeck and Pamela Adam, who live with their family in Freeport, Grand Bahama. Christoph Albeck is a German-trained economist (Diplom-Volkswirt) and real estate developer with 30 years of experience in real estate and finance. Pamela Adam is co-founder of CPH and brings a background in luxury hospitality; on CPH builds she oversees materials and interiors.

What is Christoph Albeck's background?

Christoph Albeck studied economics in Germany. From 2001 to 2008 he lived in Spain, where he managed a branch of Solbank — as the first German in the sales organisation of Banco Sabadell — and then worked as an expat specialist at Bankinter. He built a real estate business on Mallorca, came to Grand Bahama in 2020, bought the first lots in 2021 and moved his family there in 2022. He has relocated internationally several times himself and today works as the "Plan B Architect" on his personal platform christophalbeck.com. He is also the author of the German-language book "Auswandern Bahamas".

Where does CPH operate?

CPH concentrates on two markets: Freeport on Grand Bahama (The Bahamas) and Miami / Coral Gables in South Florida. Both markets have a strong home market with high purchasing power, and they are only a short flight apart. CPH evaluated other locations, including Dubai, and decided against them.

What is CPH's track record?

CPH has been active since 2001 and has completed more than USD 100 million in transaction volume, including more than 10 completed projects on Grand Bahama, with zero payment defaults. Clients rate CPH 5.00 out of 5 on ProvenExpert; further client stories are on the testimonials page.

Is CPH a real estate broker or a financial advisor?

No. CPH is the developer and sponsor of its own projects. It does not broker third-party properties and does not provide investment, tax or legal advice. Immigration questions are handled by licensed Bahamian immigration attorneys; tax questions belong with the client's own tax advisor.

How are CPH Investment Group, CPH Invest LLC and CARE related?

CPH Investment Group Ltd. (The Bahamas) is the developer of the Freeport projects. CPH Invest LLC (Miami) develops the Coral Gables projects. CARE Christoph Albeck LLC is Christoph Albeck's US consulting company; it runs his personal advisory platform christophalbeck.com, which explains Plan B strategies, Bahamas residency and US LLC structures mainly for German-speaking entrepreneurs.

Projects: Alma Residences and more

What is Alma Residences?

Alma Residences is CPH's current waterfront townhome project in Freeport, Grand Bahama. The project company is Alma Residences Ltd., a project company of CPH Investment Group Ltd. (Developer). The homes are two-unit residences offered in a Caribbean Collection (metal roofs, wraparound verandas) and a Modern Collection (flat roofs, floor-to-ceiling glass, open-plan interiors). Details, case studies and contact: almabahamas.com; renderings: cphinvestmentgroup.com/alma-residences-renderings.

Why are Alma Residences built as two-unit homes?

The two-unit (duplex) layout lets owners use one unit themselves and keep the second for family, guests or rental. It is a practical way to combine a home base on Grand Bahama with rental income potential.

How are the Alma homes built?

The homes are built in reinforced concrete with impact windows to Miami-Dade hurricane standards. The waterfront location on the Freeport canals includes a shared community dock and resort-style pools. Renderings are illustrative.

Does every Alma home have its own private dock?

No. Alma Residences has a shared community dock, not a private dock per unit.

Where is the first Alma build located?

The first build, Pelican Residences, consists of two duplex buildings with four units on Pelican Lane at the Bahama Reef Yacht & Country Club in Freeport, Grand Bahama.

Who can buy at Alma Residences?

Alma Residences is marketed to buyers from the United States and Canada who are looking for a waterfront home close to Florida. Enquiries go to info@almabahamas.com.

What does CPH build in Miami and Coral Gables?

Through CPH Invest LLC, CPH develops the Gables Signature Series — boutique villas and duplexes in Coral Gables, Miami. More information for qualified investors: Gables Signature Series.

Can CPH build a home on my own lot in Freeport?

Yes. CPH plans and builds custom homes on clients' own lots in Freeport and manages the project from design to handover. See Build your Bahamas home.

What other project types does CPH work with?

Besides new townhomes, CPH works with land banking (holding and preparing Freeport parcels for later development), build-to-rent, turnkey holiday homes and renovation projects.

Why can CPH build below market prices?

CPH targets new-build pricing roughly 30–40% below comparable new construction in South Florida. The main drivers are lower land costs, duty-free import of building materials within the Freeport Special Economic Zone, and the fact that CPH develops and manages its own projects without additional intermediary layers.

What rental yield can a Freeport property achieve?

As an illustration, CPH works with gross rental yields of around 8% per year for well-located rental units. This is an illustrative figure, not a promise or guarantee; actual results depend on the property, occupancy, management and market conditions.

Freeport and Grand Bahama

Where is Freeport, Grand Bahama?

Freeport is the main city on Grand Bahama, the northernmost large island of The Bahamas, roughly 55 miles off the coast of South Florida. Pure flight time to Florida is about 20 minutes.

What is the Grand Bahama Port Authority (GBPA) and the Hawksbill Creek Agreement?

The Hawksbill Creek Agreement of 1955 created the Freeport free trade zone, administered by the Grand Bahama Port Authority (GBPA). It grants special tax and customs concessions that are guaranteed until 2054. These concessions apply only within the Grand Bahama Free Zone, not to The Bahamas as a whole.

Which taxes apply in The Bahamas?

The Bahamas levies no personal income tax, no capital gains tax and no inheritance or gift tax. Within the Grand Bahama Free Zone the Hawksbill Creek Agreement adds further concessions, such as relief from real property tax and duty-free import of building materials for approved use. These Freeport-specific concessions apply only inside the Free Zone. This is general information, not tax advice.

Is duty-free import of building materials available everywhere in The Bahamas?

No. Duty-free import of building materials is a concession of the Freeport Special Economic Zone (Grand Bahama Free Zone) and does not apply to the rest of The Bahamas.

Which currency is used in The Bahamas?

The Bahamian dollar (BSD), which is pegged 1:1 to the US dollar. US dollars are accepted throughout the country.

What is the legal system in The Bahamas?

The Bahamas is a parliamentary democracy and member of the Commonwealth with a legal system based on English common law. Foreign buyers can acquire and hold property in their own name.

What is everyday life on Grand Bahama like in practical terms?

Grand Bahama has an international airport, international schools, and Amazon delivers directly to the island without a Florida forwarding address. The proximity to Florida makes regular trips to Miami, Fort Lauderdale or Palm Beach easy.

Bahamas residency through property

Can buying property in The Bahamas lead to residency?

Yes. Property ownership is the basis for Bahamian residency. The main routes are the Home Owner's Residence Card, which is linked to property ownership and renewed annually, and Permanent Residency through investment. All applications are prepared with a licensed Bahamian immigration attorney.

Is there a minimum investment for Bahamas residency?

Since 2025 there is no fixed general minimum investment for residency anymore; the former USD 750,000 figure is no longer a threshold. Permanent Residency through investment applies from USD 1,000,000, and this amount does not have to be invested at once: you can buy a lot, plan a project worth more than USD 1 million and apply for residency as the project progresses. An accelerated (fast-track) consideration is available for larger investments from about USD 2.5 million, typically within 21–45 days.

Is there a minimum stay requirement?

No. There is no minimum stay requirement for Bahamas residency obtained through property. Residency is tied to the investment, not to a count of days on the island. The exact conditions of each permit are confirmed by a licensed Bahamian immigration attorney before you decide.

Do I have to move to The Bahamas?

No. Residency and living in The Bahamas are two separate decisions. The property is the "entry ticket" that secures the right of residence; whether and when you actually move is a decision you can make later with your family. That is why CPH positions it as a Plan B — an option you hold, not an obligation.

Does Bahamas residency give me a Bahamian passport?

No. Residency is not citizenship. The Bahamas has never sold passports. Bahamian citizenship can become possible after 10 years of residence, through a separate application. Residency, tax residency and citizenship are three different things.

Is my capital locked in after buying?

No. There is no lock-up period. You can sell your property at any time. What a sale means for your residency status is checked with the immigration attorney.

Does Bahamas residency give me US residency?

No. Owning property in The Bahamas or in Florida does not give a non-US citizen US residency. The Bahamas offers proximity to the US market without becoming a US tax person.

Are other residency options available?

Yes. Remote-work permits for digital professionals still exist and are now applied for through lawyers rather than online. For long-term planning, the property-based routes described above are the core of CPH's approach.

Does CPH file the residency application?

CPH coordinates the process and works with licensed Bahamian immigration attorneys, who prepare and file the application. CPH does not give legal advice itself.

Taxes and structure

Will Bahamas residency end my tax liability in my home country?

Not automatically. As long as your residence or habitual abode — your centre of life — stays in your home country (for example Germany), your tax liability there remains. Bahamas residency is tax-neutral at the destination: it creates no new tax burden in The Bahamas. The concrete effects for you are assessed by your tax advisor.

Why does a Plan B residence need to be tax-neutral?

Because otherwise it is not an anchor but a second tax problem. In The Bahamas no income, capital gains or inheritance taxes arise. As long as you remain in your home country, nothing changes there; if you use the option later, you do not land in a new high-tax environment.

How do US LLCs fit into the structure?

Many of Christoph Albeck's clients work with a US LLC. In that structure the LLC is seated in Florida, while the person behind it resides in Freeport, Grand Bahama — which makes the LLC a disregarded entity. It is not a "US LLC seated in The Bahamas". Background for German-speaking entrepreneurs is available on christophalbeck.com; individual tax questions belong with a qualified tax advisor.

Does CPH give tax advice?

No. CPH explains the general framework and works alongside your tax advisors and attorneys, who keep the respective mandates.

Investing with CPH

Can I invest in CPH projects as a private investor?

Private investor access is by application only and intended for accredited investors in jurisdictions where this is permitted. You can apply for private investor access. Nothing on this page is an offer to sell or a solicitation to buy securities; any opportunity is made only through the relevant offering documents and in accordance with applicable law.

Which investment structures does CPH use?

For qualified investors CPH works with equity co-investments with full upside participation and with preferred equity structures that carry a defined income coupon. Each project is held in its own project company. The principals co-invest their own capital, and projects are typically structured as small club deals with a limited number of investors.

What is the CPH investor portal?

The CPH investor portal is a private, invitation-only platform. Access is granted only after manual approval and completed KYC and AML checks. It is not a public or open investment platform.

What are the risks?

Real estate investments involve substantial risks, including the possible loss of principal. Past performance is not indicative of future results. Returns, sale prices, residency approvals and tax effects are never guaranteed.

Partners

Does CPH work with real estate agents and advisors?

Yes. Real estate agents, financial and tax advisors can recommend clients through the CPH referral partner program. The partner keeps the client relationship; CPH delivers structure, process and coordination with attorneys. Partners act as referrers only and do not advise on or sell investments. Details: Referral Partner Program (English) and Partnerprogramm (German).

Getting started

How do I get started with CPH?

The first step is a free 15-minute call with Christoph Albeck: meetings.hubspot.com/calbeck. In that call you clarify your goals — home, residency option, rental property or investment — and the next sensible step.

Do I have to visit Grand Bahama before deciding?

A visit is due diligence, not the reason to buy. Many clients first set up the structure and visit later. For those who want to see the island first, Christoph Albeck personally guides the Bahamas Discovery Experience, a multi-day on-site trip positioned as a viewing and due-diligence visit, not a sales tour.

Is The Bahamas politically stable?

No residency programme is free of risk, and rules can change. The Bahamas has decades of stable parliamentary democracy, English common law and a currency pegged to the US dollar. That is why the quality of title, the attorney and a clean process matter.

Why not simply buy in Florida?

Buying property in Florida does not give a foreign national US residency, and US investor visas can trigger worldwide US tax consequences. Grand Bahama offers proximity to the US market without becoming a US tax person, in a tax-neutral environment.

Why not an EU golden visa in Portugal, Greece or Malta?

EU programmes have different trade-offs: they can offer Schengen or citizenship paths but are subject to EU politics and often to residence or integration rules. CPH's offering is deliberately outside the EU and tax-neutral at the destination — jurisdictional diversification without a new tax burden.

Where can I learn more in German?

German-speaking readers will find in-depth content on christophalbeck.com/auswandern-bahamas, the free e-book Auswandern Bahamas and Christoph Albeck's book "Auswandern Bahamas" on Amazon.
