Why should I trust CPH as a sponsor?

CPH has been structuring and financing real estate deals since 2001. That is not a pitch — it is a 24-year track record built deal by deal, market by market, with our own capital on the line every time. We do not ask you to trust us because we say so. We ask you to look at what we have built, and talk to us directly.

Do Pamela & Christoph invest their own money?

Yes. Always. In every single deal. We do not ask investors to take risks we are not willing to take ourselves. Our capital goes in alongside yours — that is the only way we know how to operate.

How do I know our interests are truly aligned?

We do not earn primarily from fees. We earn when the deal performs. If you win, we win. If the deal underperforms, we feel it too. That is what alignment of interest actually means — and it is structural, not rhetorical.

Are you really on the ground — or is this managed remotely?

Christoph lives and works in Freeport, Grand Bahama. We are on our project sites in Miami and the Bahamas regularly — not managing from a spreadsheet in another country. Local presence is not a marketing claim. It is our edge.

What does the capital structure look like?

We offer two clear structures: equity co-investment (Club Deal) with full upside participation, or preferred equity / mezzanine with a defined coupon plus optional upside. No hidden layers, no complex waterfall you need a lawyer to decode. We explain everything before you decide.

How do you source your deals?

We develop and structure our own projects. We are not bidding on the open market against everyone else. Our deal flow comes from our own network, our local presence, and two decades of relationships — most of it never reaches a public listing.

Do I have to manage anything once I invest?

No. You invest, we operate. No tenants, no construction decisions, no day-to-day involvement required from your side. You receive regular updates and your capital works while you focus on everything else.

Why Miami and the Bahamas — is that not a niche market?

It is precisely the point. Miami is one of the strongest primary residential markets in the US with an international buyer base. Grand Bahama is just 60 miles from Florida — capturing demand from affluent buyers seeking resort properties. Two distinct markets, one team that knows both from the inside.

Is this only for large institutional investors?

No. CPH works with a deliberately small circle of accredited investors — family offices, private individuals, and select professionals. We prefer personal relationships over large anonymous fund structures. Minimum ticket size is discussed individually.

What return can I expect?

We do not publish fixed return targets — every deal is different and we will never overpromise. What we offer is a clear structure: a current income component (coupon) plus participation in the upside, or full equity exposure depending on the structure you choose. The conversation about realistic projections starts with a personal call.

Can I use my retirement account (IRA / SDIRA) to invest?

Yes — accredited investors can use Self-Directed IRAs to invest in private real estate deals. This can be particularly advantageous for high-income professionals looking for tax-efficient exposure to real estate outside the stock market. We are happy to discuss this on a personal call.

How do you communicate with investors during a project?

Regularly and transparently. You receive structured updates on project progress, milestones, and any relevant changes. We do not go silent after closing. Keeping our investors informed is not a legal obligation for us — it is a personal one.

What happens if the deal underperforms?

No deal is without risk — and we will never pretend otherwise. What we can tell you is that our own capital is exposed alongside yours. We have every incentive to protect the investment and navigate challenges. We share both wins and setbacks openly, because that is how lasting investor relationships are built.

Why private real estate instead of stocks or public REITs?

Public markets give you liquidity but no control, no local intelligence, and no personal relationship with the operator. With CPH you know exactly what asset you own, who is running it, and why. You also access deals that are simply not available on any public market.

Is there a minimum holding period?

Yes — private real estate is illiquid by design. This is not a product for short-term capital. Typical hold periods depend on the deal structure and are discussed individually before you commit. The flip side: that illiquidity is precisely why the return profile is more attractive than comparable public market instruments.
